This Listing Policy and Property Advertising Rules (“Listing Policy”) establishes the requirements for publishing property advertisements on CollegeLearners.org.
Our goal is to maintain a property marketplace that is accurate, useful, professional, and safer for property owners, landlords, agents, developers, buyers, tenants, and other users.
By submitting or publishing a property listing on CollegeLearners.org, you agree to comply with this Policy, our Terms & Conditions, Acceptable Use Policy, and Property Listings Disclaimer.
1. Who Can Advertise a Property?
Property listings may be submitted by:
- Property owners
- Landlords
- Authorized property managers
- Licensed or authorized real estate agents
- Real estate agencies
- Property developers
- Construction and development companies
- Other persons or organizations legally authorized to advertise a property
You must have the appropriate authority to advertise any property you submit.
You must not advertise a property that you do not own or have authorization to represent.
2. Accurate and Truthful Listings
All property listings must contain accurate and truthful information.
Advertisers must not knowingly provide:
- False property descriptions
- Incorrect prices
- Fake property locations
- False ownership information
- Misleading property features
- Fake availability information
- Misleading photographs
- False claims about facilities or amenities
- False claims about investment returns
- Misleading statements about property documents
Advertisers are responsible for reviewing their listings and correcting inaccurate information promptly.
3. Property Title and Ownership
Advertisers must not falsely claim ownership of a property.
Where applicable, advertisers should have appropriate documentation or authorization supporting their right to advertise the property.
CollegeLearners.org may request additional information or documentation where a listing raises reasonable concerns regarding ownership or authorization.
Submission of documentation does not necessarily mean that CollegeLearners.org has independently verified or guaranteed the legal status of the property.
4. Property Location
Advertisers must provide an accurate property location.
Do not intentionally:
- Place a property in the wrong city or area
- Use another property as a misleading location
- Advertise a property in a more desirable location than its actual location
- Provide false addresses
- Misrepresent proximity to landmarks, schools, roads, airports, business districts, or other facilities
Approximate locations may be used where appropriate for privacy or security, but they must not materially mislead users.
5. Property Price
The advertised price should accurately reflect the asking price at the time of publication.
Advertisers must clearly identify relevant pricing information, including where applicable:
- Sale price
- Monthly rent
- Annual rent
- Service charges
- Agency fees
- Legal fees
- Deposits
- Other mandatory charges
If a price is negotiable, advertisers may state that the price is negotiable.
Advertisers must not advertise an artificially low price solely to attract clicks or inquiries and then disclose a substantially different price without a legitimate explanation.
6. Property Availability
Advertisers are responsible for keeping availability information reasonably current.
If a property has been:
- Sold
- Rented
- Leased
- Reserved
- Withdrawn
- Taken off the market
the advertiser should update or remove the listing promptly.
Repeatedly advertising unavailable properties may result in listing restrictions or account suspension.
7. Property Photographs and Videos
Photos and videos must accurately represent the advertised property.
Advertisers must:
- Have permission or legal rights to use uploaded images.
- Avoid deliberately misleading images.
- Avoid using photographs of another property as though they represent the advertised property.
- Avoid excessive editing that materially changes the appearance of the property.
Images should not contain inappropriate, illegal, or unrelated content.
8. Property Descriptions
Descriptions should accurately describe the property and its features.
Advertisers should provide relevant information such as:
- Property type
- Number of bedrooms
- Number of bathrooms
- Property size where known
- Location
- Available facilities
- Parking
- Furnishing status
- Condition
- Asking price
- Rental terms
- Availability
- Relevant restrictions or conditions
Do not exaggerate property features or make claims that cannot reasonably be supported.
9. Amenities and Facilities
Advertisers must accurately identify amenities and facilities.
For example, do not claim that a property has:
- A swimming pool when there is none
- Dedicated parking when parking is not available
- 24-hour security when such service is not provided
- Reliable electricity or water supply when this cannot reasonably be represented
- Internet access when no such service exists
- Gated or controlled access when the property does not have such arrangements
Where an amenity is shared, planned, nearby, or subject to additional fees, the listing should make this clear.
10. New Developments and Off-Plan Properties
Advertisers promoting properties that are under construction, proposed, or sold off-plan must clearly communicate the property’s status.
Where applicable, advertisements should distinguish between:
- Completed properties
- Properties under construction
- Proposed developments
- Off-plan properties
- Planned facilities
- Existing facilities
Advertisers must not present planned or proposed facilities as though they already exist.
Claims regarding expected completion dates should be presented accurately and should not be represented as guaranteed unless appropriately supported.
11. Land Listings
Advertisers listing land must provide accurate information about the property.
Where relevant, listings should include:
- Location
- Approximate size
- Plot dimensions where known
- Asking price
- Intended use where applicable
- Available documentation
- Development restrictions where known
Advertisers must not make false claims about title, government allocation, zoning, development approval, accessibility, or future development.
Users should independently verify land ownership, title, survey information, boundaries, zoning, and other relevant matters before purchasing land.
12. Commercial Properties
Commercial property listings should clearly identify the type and intended use of the property.
Examples include:
- Offices
- Shops
- Warehouses
- Hotels
- Industrial properties
- Restaurants
- Retail spaces
- Business premises
Advertisers should accurately state any known restrictions or conditions affecting the property’s use.
13. Rental Properties
Rental listings should clearly state the applicable rental terms.
Where applicable, advertisers should disclose:
- Rent amount
- Rental period
- Deposit requirements
- Service charges
- Agency fees
- Legal fees
- Utility arrangements

- Occupancy requirements

Advertisers must not conceal mandatory charges that materially increase the cost of renting the property.
14. Student Accommodation
Where CollegeLearners.org includes student accommodation listings, advertisers must accurately describe:

- Security arrangements
- Utilities
- Additional charges
- Availability
Advertisers must not falsely claim that a property is officially affiliated with a university, college, or educational institution unless they have authorization to make that claim.
15. Duplicate Listings
Multiple listings for the same property may be restricted.
Advertisers should not create numerous substantially identical listings solely to increase visibility or dominate search results.
Where a property is legitimately advertised by multiple authorized agents, each advertiser should provide accurate information about their relationship to the property.
We may consolidate, restrict, or remove duplicate listings where appropriate.
16. Misleading Listing Practices
The following practices are prohibited:
- Fake listings
- Bait-and-switch advertising
- False discounts
- Artificially low prices designed to attract inquiries
- False urgency
- Fake availability
- Misleading property images
- False claims of ownership
- Fake testimonials
- False investment returns
- Misleading location information
- Misrepresenting planned facilities as existing facilities
- Advertising a property without authorization
17. Contact Information
Advertisers must provide genuine and functional contact information where required.
You must not:
- Use another person’s identity without authorization
- Impersonate an agency
- Provide intentionally false contact details
- Use contact information belonging to someone without permission
- Use listings primarily to collect personal information from users
18. Advertising Fees and Featured Listings
CollegeLearners.org may offer paid advertising services such as:
- Featured listings
- Premium listings
- Promoted properties
- Homepage placement
- Priority search placement
- Agent advertising packages
Payment for a premium advertising service does not guarantee that a property will be sold, rented, leased, or otherwise transacted.
Paid placement does not exempt a listing from compliance with this Policy.
19. Prohibited Property Listings
CollegeLearners.org may prohibit or remove listings involving:
- Fraudulent properties
- Unauthorized properties
- Fake ownership claims
- Illegal property transactions
- Misleading advertisements
- Properties advertised using stolen images or content
- Listings intended to facilitate scams
- Listings that violate applicable laws
- Listings containing prohibited or unlawful content
- Any listing that presents an unreasonable risk to users or the platform
20. Verification and Supporting Documents
CollegeLearners.org may, where appropriate, request additional information from an advertiser.
This may include:
- Government-issued identification
- Proof of authorization to advertise
- Property documentation
- Company or agency information
- Contact verification
- Other information reasonably required to investigate a listing
Providing information to CollegeLearners.org does not necessarily mean that the property has been legally verified or endorsed by us.
21. Listing Review and Moderation
We may review listings before or after publication.
Our review may include automated systems, manual review, user reports, or other methods.
We reserve the right to:
- Approve a listing
- Reject a listing
- Request changes
- Edit formatting
- Restrict visibility
- Temporarily suspend a listing
- Remove a listing
- Suspend an advertiser’s account
We are not required to provide prior notice before removing content where immediate action is reasonably necessary.
22. Reporting a Listing
If you believe a listing is:
- Fake
- Fraudulent
- Misleading
- Unauthorized
- Incorrect
- Outdated
- In violation of this Policy
please report it through the reporting mechanism provided on CollegeLearners.org or contact us using the details available on the website.
When reporting a listing, provide the listing details and explain the reason for your report.
23. Advertiser Responsibility
Advertisers remain responsible for the content and accuracy of their listings.
CollegeLearners.org does not assume responsibility for statements, representations, documents, photographs, prices, or other information supplied by advertisers.
Advertisers should promptly correct information that becomes inaccurate or outdated.
24. Transactions Between Users
CollegeLearners.org generally provides the platform through which users can discover properties and contact advertisers.
Unless expressly stated otherwise, we are not a party to transactions between property owners, agents, buyers, tenants, landlords, developers, or other users.
Users are responsible for conducting appropriate due diligence before entering into a transaction.
25. Fraud Prevention
We may monitor listings and user activity for signs of fraud or abuse.
Where we identify suspicious activity, we may:
- Request additional information
- Restrict or remove listings
- Suspend accounts
- Prevent further advertising
- Preserve relevant records
- Report suspected criminal activity to appropriate authorities where permitted or required by law
26. Intellectual Property
Advertisers must have the right to use all content submitted with their listings.
This includes:
- Photographs
- Videos
- Logos
- Property descriptions
- Floor plans
- Maps
- Documents
- Trademarks
- Other creative materials
By submitting content, you confirm that you have the necessary rights or authorization to use it.
27. Compliance With Applicable Laws
All property advertisements must comply with applicable laws and regulations.
Advertisers are responsible for obtaining any licenses, approvals, permits, registrations, or other authorizations required for their activities.
Nothing on CollegeLearners.org should be interpreted as legal, financial, investment, valuation, or professional advice.
28. Violations of This Policy
If an advertiser violates this Policy, we may take one or more of the following actions:
- Request correction of the listing
- Remove the listing
- Restrict listing visibility
- Reject future listings
- Suspend paid promotion
- Suspend the advertiser’s account
- Terminate the account
- Restrict access to the platform
- Report suspected unlawful activity to relevant authorities where appropriate
The action taken will depend on the nature and severity of the violation.
29. Changes to This Listing Policy
We may update these Listing Rules from time to time.
When we make changes, we will update the “Last Updated” date at the top of this page.
Advertisers are responsible for reviewing the current version of this Policy before submitting new listings.
